There are many types of different timber floors available which suit different properties and ages. Whilst Solid Oak is still the most popular hardwood for flooring the range varies from ash, through to maple and even some exotic redwoods - panga panga, wenge, tiger wood to name a few so you can find any timber to match any period/age of property or any design requirements. The timber is also graded depending on the 'look' you are trying to create. E.g., in a barn conversion distressed means the timber has been aged to look older whereas in a modern new build, Prime would be better as you would want that clean, close grained pattern.
There are many different finishes available, at the moment Limed is very popular so the timber has a 'washed/bleached' look about it but various different colours are available. Even existing floors can be sanded back and then re-finished using different colours so a room can be completely revamped/changed without the cost of a new floor covering. Osmo Polyx Oil is a natural hard wearing finish available in clear or coloured hardwax oil to provide any timber with an easy to maintain hardwearing finish.
The most important thing when buying timber is to check that the product has an FSC certificate; this proves that the timber is correctly forested without harming the environment, most reputable companies are also involved with a re-plantation system to ensure the future of the forests.
With regard to fitting there are many different ways to fit a Solid or Engineered floor. They can either be glued directly onto a screened floor finish or they can be secretly nailed directly onto joists/old boards or battens. There is also the option of fitting an Engineered if you are installing over under floor heating.
There are still a few companies around that salvage old floorboards. Reclaimed Pine is very popular with Reclaimed Oak being very valuable at the moment - however it is a beautiful timber and if the boards could talk! Floorboards can be lifted, treated, cleaned, re-machined, refinished and then refitted - the end result is stunning! A beautiful 'new' floor restored to it's former glory that has had the natural patina re-polished so it looks like it has always belonged in that house, a real talking point!
The toughest question when you have decided on a timber floor is - which wood? There are many different varieties of timber ranging from softwood to hardwood, pre-finished to unfinished, solid to Engineered, Prime grade through to Distressed!
